Poplar Grove's flood rules sit in Chapter 12 of Title VIII of the village code, and that chapter names one watercourse: Beaver Creek. The village adopted the chapter on March 13, 2012, and it points to a FEMA flood map dated February 18, 2011. Some addresses fall inside a mapped floodplain and others do not, so the answer for any one house depends on the address and not on the town name.

That matters if you are looking at homes for sale in Poplar Grove. Gambino Realtors is a Rockford brokerage that has been in business since 1923, and this guide sticks to what the village code, the county code, FEMA and the state disclosure form actually say, all read on October 13, 2026. It covers what the code maps, how flood insurance works, and what the village requires if you build, repair or add on inside a floodplain. The City of Belvidere's flood code names Beaver Creek too, so our guide to

Winnebago County has no single "homestead exemption." It has a general one worth up to 6,000 dollars of taxable value, a senior one worth up to 5,000 dollars, a senior assessment freeze with a 75,000 dollar household income limit for tax year 2026, and a separate set for people with disabilities and for veterans. Each one has its own form, its own proof and its own deadline, and the Winnebago County Supervisor of Assessments page lists them all.

Gambino Realtors has been in business in Rockford since 1923. If you are weighing homes for sale in Winnebago County, the county's exemption rules are worth reading side by side. This guide sets the county's own descriptions next to the Illinois Property Tax Code sections behind them and leaves the choosing to you and the Supervisor of Assessments. It describes rules. It does not tell you which ones you qualify for.

Every fact comes from the county's Property...

Illinois lets a school deliver the 15-hour Applied Real Estate Principles course in only three ways: in a classroom, through a live interactive webinar, or by online distance education. The other 60 of the 75 pre-license hours may be provided in any format, including correspondence or home study, and that single difference drives the rules that follow. Once you have your hours, the next question is where to hang your license, and our guide on how to choose your first brokerage picks up from there.

What The Act And The Curriculum Say About Format

The requirement starts in Section 5-27 of the Real Estate License Act of 2000. A broker applicant has to provide satisfactory evidence of 75 hours of instruction in real estate courses approved by the Department. Fifteen of those hours must consist of situational and case studies presented in the classroom...

An Illinois residential closing has four different jobs in it, and the law gives each job to a different kind of professional. The Real Estate License Act of 2000 governs the broker, the Attorney Act governs legal services, the Illinois Title Insurance Act governs escrow and closing money, and the federal rules in 12 CFR 1026.19 require the lender to see that the Closing Disclosure reaches the buyer three business days before closing.

This guide lays those four jobs side by side so you know who to call when a question comes up at the closing table. It sticks to what the statutes, the state rules and the federal consumer pages actually say, and it points out where those sources are silent. If you are also weighing where to build a career in this business, our piece on how to choose your first brokerage covers the other side of the desk. Gambino Realtors has...

In Illinois a title search, title insurance and a land survey are three separate jobs, done by three different kinds of professional, and none of them stands in for another. The Winnebago County Recorder holds the public record that a title search reads. A company with a certificate of authority from the Secretary of Financial and Professional Regulation sells the policy. An Illinois professional land surveyor measures the ground and sets the corners.

If you are weighing land for sale in Rockford, it helps to know what each one covers before a contract asks you to pay for them. This guide lays the three side by side using the statutes, the state's survey standards, the consumer agency's plain-language pages and the Recorder's own site. It is not legal advice. An Illinois real estate attorney or a title company reads the documents for your parcel. Gambino Realtors has worked in Rockford since 1923 and can point you to the office t...
